Q:Do you have this plan with a carport?
A:See plan 59044 for a one car garage version, or 59045 for a two car garage version. We do not have it with an open carport, but your builder could very easily make the change to have the carport open onsite. If we modify either of these plans to have an open carport, add $250 in addition to the plan package. Allow 5 to 9 working days.
Recommend making the garage to carport change onsite.

Q:What style of window would you recommend for this house. Also, if a four season room is added, what style of window would look the best?
A:Hello, Window choices are typically a personal choice of each person. The original plan is designed with standard windows with a 9/6 panes. Personally, I prefer 4/4 panes or 4/1 pane if you want a little craftsman style.
Four Seasons room on the rear- We would choose clear glass, no grids in the windows. This provides the most unobstructed view from inside. We also prefer to use 1/1 grid pattern on all the rear windows that have a view. Grids obstruct the view.
Choose whatever you like from the local brands. Windows and door prices vary greatly, so your budget will play a big part in selection.
We do not specify any particular brand of window.
Q:Space for water heater and furnace??
A:Hello, The water heater and hvac unit are not located on predrawn plans. If you use a conventional water heater, it can go in one of those hall closets, or in the attic. Same for heat and ac unit. If you use a tankless water heater, those just mount on the exterior wall somewhere.
Q:Can the roof be trussed?
A:Hello, Yes, This roof can easily be trussed. They don’t get much simpler than this. The plans will come with the information to stick frame the roof out of lumber. Anyone who wishes to use trusses simply provides the plan to the local truss manufacturer and they build the trusses to match the plan, based on your local codes. That’s why the plans don’t come with trusses specified to begin with. Trusses are always designed by the manufacturer, and the specs change based on where the house is being built.
